There are thousands of acres of undeveloped to lightly developed property located close to Lake Sinclair. Prices per acre vary greatly depending on size, location, quality, value of the timber and availability of water sources like creeks and ponds. Usually, the price per acre goes down as the number of acres goes up. Most of the property off the lake is being used for growing pine trees. Properties that has been divided into smaller tracts in the 40 - 100 acre size range have been very popular sellers. Some buyers purchase both lake property and acreage tracts. Many buyers convert these smaller tracts into private hunting retreats.  Some waterfront property owners choose to purchase hunting acreage close to the lake or join one of the many area hunting clubs that lease land.
