Selling Your Lake Property

One of the critical success factors in selling your property is exposure.  I think I'm better than any of my competition on the lake in this aspect of property marketing.  I spend a substantial amount of money every month advertising my listings.  I'm always trying new methods to reach potential buyers in and out of the state. 

I do have a couple of simple ground rules.  If you can't live with my ground rules, I am not someone you should contract with to sell your property.  If you can live with my ground rules, please contact me.  My rules are:

1.  I will not compromise my ethical standards to sell your property.  I will disclose all known, material defects of your property to potential buyers.  I will not intentionally provide potential buyers with false information.

2.  I will not accept a listing that is priced irrationally.  Proper pricing goes hand-in-hand with exposure in giving you the best chance of selling your home in a timely manner.  I take information about recently sold comparable properties and combine it with a thorough review of the current market dynamics to develop a rational price range for your property.  Pricing a property, at what will likely be an unsellable level, is always an option, but ill advised.  Studies show it is critical to put your best foot forward on all fronts right out of the gate if you are really interested in selling the property in a timely manner.  

Be a smart seller and demand a review of the available market data before pricing your property.  Some agents will be motivated to price irrationally because they believe it gives them a better chance of obtaining your listing.  This often proves true,  If you contact 2 agents and one tells you, based on the facts, the price range is $325K - $350K and the other agent, pricing just to improve their chance of obtaining the listing, tells you the price range is $400K - $425, who are you most likely to list with?  If you did not know better, you will be very tempted to go with the agent who is dangling the higher price in front of your nose.  Your home then goes on the market at an irrational price and sits there for a long time until you become frustrated and hopefully decide to work with another agent who is actually interested in selling your home in a timely manner.
